【大紀元2021年08月10日訊】(大紀元記者萬梓清墨爾本編譯報導)最新數據顯示,墨爾本有50個值得進行房產投資的城區,但只有6個城區位於距離中央商務區(CBD)20公里的範圍內,性價比較高的房產大多在遠郊城區。
據《太陽先驅報》報導,在墨爾本這50個值得進行房產投資的城區中,只有Brunswick、Lalor、Malvern East、Clayton、Box Hill和St Albans位於距離中央商務區不超過20公里。其中Brunswick和Lalor的獨立住宅(house)比較適合投資,其餘4個城區的單元房(unit)比較適合投資。
房地產專家表示,受疫情影響,居家辦公正在常態化,促使越來越多的購房者去一些遠郊和海邊地區買房子,如Mornington Peninsula半島、Macedon Ranges山區和Yarra Ranges地區,因此這些地方的房價變得越來越高。
在墨爾本50個最值得進行房產投資的城區中,有五分之一屬於遠郊城區。
Mornington的獨立住宅和單元房市場均位列榜中,該區獨立住宅房價在過去10年中上漲了93.3%,租房需求增長了4.3%,租金收益率增加了3.3%。
Advantage Property Consulting 房地產諮詢公司主管瓦倫蒂克(Frank Valentic)認為,Mornington Peninsula半島的房價還會持續上漲,在這裡進行房產投資是一個不錯的選擇,將買來的房產放在Airbnb短租平台上出租,還可帶來豐厚的回報。
他認為,St Albans、Frankston、Werribee 、Seaford、Frankston North和Lalor的房產也比較有增值潛力,投資者可以考慮在這些城區投資買房。
